Research on Cost Control of Prefabricated Construction Projects
Abstract:
This study develops a data-driven cost-control framework for a prefabricated concrete project in Shenzhen by integrating BIM, value engineering, and earned value management. Expert ratings identified design changes, construction methods, interdisciplinary coordination, and formwork turnover as the principal cost factors. BIM reduced component types from 69 to 44 and supported the closure of 136 clashes before fabrication, avoiding an estimated CNY 45,000 in change-related expenditure. Under consistent scenario assumptions, production, transportation, and direct installation labor costs decreased by approximately 12%, 15%, and 33%, respectively. Value engineering identified aluminum formwork as the preferred alternative, with a value coefficient of 1.3429. Earned value reviews showed that cumulative cost and schedule variances became positive in week 12, while CPI and SPI reached 1.0438 and 1.0277 in week 16. The case demonstrates a traceable cost-control loop, although the absence of a control project limits causal attribution.
